Regeneration proposals submitted for much-needed specialist retirement homes in Gloucester

McCarthy and Stone has submitted a full planning application to Gloucester City Council to redevelop vacant land at St Ann Way, Gloucester Quays with specialist homes for older people.

Prior to submitting its plans, McCarthy and Stone held individual meetings with local stakeholders including councillors, followed by a public exhibition in April 2016. Supportive feedback has been received from the majority of local residents, with praise received for the proposed design and layout and a recognition of the need for additional specialist retirement properties locally.

 Proposed design and regeneration

The design and layout for Gloucester Quay has been carefully considered to rejuvenate this derelict site, while recognising the need to ensure the setting of the adjacent Llanthony Secunda Priory is respected. The proposals represent part of the wider regeneration of Gloucester Quays, making a positive contribution to the future of the City’s economy.

McCarthy and Stone’s plans for the site include building 28 Retirement Living apartments and 55 Assisted Living (Extra Care) apartments. The development would also include car parking for residents and visitors, together with the introduction of extensive new landscaping and additional planting throughout the site.

Darren Humphreys, Regional Managing Director at McCarthy and Stone said: “The majority of the feedback responses received following our public consultation supported the proposed redevelopment, with recognition of the local need for additional housing for older people, as well as the suitability of the proposal site for older persons’ accommodation, close to local facilities.”

“Local support was also received for the development in terms of the contribution it would make to the wider regeneration of the quay area and for the design and layout proposed.”

Retirement Living and Assisted Living (Extra Care) accommodation

There is a considerable need, both locally and nationally for specialist accommodation for older people, which will also contribute to the overall housing needs of Gloucester City Council. According to the Office for National Statistics, the number of people aged over 65 in Gloucester is predicted to increase by 71% in the next 20 years.

Retirement Living accommodation, where the average age of residents is 78, is specifically designed to meet the needs of people in later life and includes a residents’ lounge, a guest suite and House Manager.

For each Assisted Living (Extra care) development, estate management, care and support are provided by McCarthy and Stone through Your Life Management Services, which is registered with the Care Quality Commission. This is a partnership with Somerset Care Group, a not-for-profit care provider. The development would be overseen by a fully-registered Estate Manager, with up to 18 members of staff based on-site to support residents 24 hours a day. Domestic assistance and personal care packages are provided upon need.
